Resilient River Retreat

This River Retreat is A Resilient, high-performance mountain home built to last for generations.

Design Objective

This home began not with a dream floor plan, but with a philosophy. The owners came to Appalachian Contracting with very clear priorities: they wanted to build a legacy home resilient enough to stand unoccupied through seasons, weather events, and decades – and perform exceptionally when the family is there.

The result is one of the most technically rigorous homes we’ve built. At its core is an insulated concrete form (ICF) exterior wall system, creating solid concrete walls that resist moisture, fire, pests, and energy loss. Every detail–from the standing seam metal roof and ZIP System gable and roof sheathing to the rainscreen behind the siding and a whole-house dehumidifier–was selected before the floor plan was finalized, with building science guiding every decision.

The home achieved an exceptional blower door score of 0.74 ACH50, a result that reflects the team’s relentless attention to air sealing at every stage of construction.
